PURPOSE
Manages the construction of custom homes/structures in coordination with company sales staff and subcontractors in order to ensure that construction meets quality, structural integrity, aesthetic standards, and applicable building codes while maximizing profit margins for company materials and components.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Prepares estimates and materials take-offs based on contract specifications provided by company sales/customer/architectural drawings in order to assist in preparing construction cost estimates for customers; ensures that structural design meets building codes.
2. Prepares order package for company components used for construction; maximizes uses of company manufactured components whenever possible.
3. Creates construction schedule in order to coordinate the delivery of materials, sequence of contractors and optimize use of equipment and manpower; maintains progress against target records for construction activities.
4. Negotiates subcontractor agreements including costs, schedules, and quality standards to ensure that targeted profit margins are maintained.
5. Ensures all building permits are obtained and inspections are scheduled and signed off. Coordinates completion of needed changes as indicated by inspector's walk-through.
6. Provides ongoing management and oversight of construction activities; regularly visits construction site to oversee and inspect construction at various phases such as excavation, foundation, carpentry elevation; oversees skilled subcontractor work such as installation of plumbing and electricals; ensures that construction meets code and company quality requirements.
7. Manages a department to ensure achievement of functional and budget/financial goals.
8. Supervises assigned employees including staff selection and training; planning, assigning and directing work; conducting performance reviews; rewarding and disciplining employees; addressing complaints and resolving problems.
9. Ensures that construction crew understands and observes all safety procedures and practices; personally or through subordinate supervisors oversees the activities of company and subcontractor employees in order to prevent injury to themselves or co-workers; schedules periodic safety meetings and incorporates recommendations for process changes to improve safety.
10. Advises company management on improvements and changes to component manufacturing; actively promotes the introduction of new products in the design and specification of construction projects.
11. Other duties may be assigned.
COMPETENCIES
· Advanced knowledge of building codes and permit process
· Advanced knowledge of company products and construction practices
· Ability to plan and coordinate work processes to maintain and increase manpower and equipment efficiency
· Skill in project management
· Ability to use project tracking software
· Ability to fulfill all supervisory responsibilities
· Communication skills sufficient to speak before teams and work groups to explain work rules, product standards and productivity goals
· Ability to read and write work schedules and reports
· Ability to read and understand blueprints and architectural design documents
· Knowledge of basic math, counting and estimating
· Customer service orientation
· Valid driver's license; drive to and from construction sites
· Proficiency in Microsoft Office Suite
MINIMUM REQUIREMENTS
Bachelor's degree in Construction Management or related field and five (5) years construction trades or construction management experience; or equivalent combination of education and experience.

o Construction oversight/inspection activities take place out of doors, subject to temperature and weather variations, where walking may be on uneven ground, equipment noise and dust.

o May be required to frequently lift, carry, push, pull, or otherwise move objects up to 25 pounds, and on occasion up to 80 pounds.
o Frequent travel to construction sites.
